Renting a property in London can seem daunting – and things often move quickly. So we’ve put together a simple step-by-step guide to help you know what to expect:

The first step in finding a new home is to see it!

Give us a call and we’ll answer any questions you have about the property. We’ll find out when you’re free, and set up a time when you can view it.

(We’d recommend you bring along anyone who needs to help you make the final decision – rental properties in London don’t stay on the market for long!)

If you’re happy with the property and you’re ready to move forward, the next step is to make an offer.

We’ll take some of your details and pass them on to the landlord. That usually means things like:

  • The amount you’re offering (and how often you’ll pay it)

  • Your moving-in date and the length of your contract

  • And a few details about your income (and your guarantor, if you’re using one).

If the landlord accepts your offer, congratulations – you’re almost there! But we’ll still need to tick a few more boxes before your new home is secured.

We’ll need to ask you for:

  • A holding deposit of one week’s rent

  • Your approval of the terms in the contract

  • Your references from previous landlords and employers.

Once we’ve received your holding deposit, you and the landlord will have 14 days to finalise the contract and send each other the right documents.

We’ll use an independent referencing company to work through the references you’ve given us.

But we’ll also need to verify a few things ourselves, such as:

  • Your identity (by checking your passport in person)

  • Your current address (by checking a utility bill or a bank statement)

  • A few details about your employment and previous landlords (by asking you to fill out our Tenancy Application Form).

If you’re a full-time student, we’ll also need to see a letter from your school or university that confirms your right to rent in the UK – and we’ll need a few details about your UK-based guarantor (including their references).

If you can’t provide a guarantor, some landlords will accept an advance payment of the rent instead.

Before your new tenancy begins, we’ll provide you with a tenancy contract which you’ll need to read carefully and sign.

But before your tenancy can be finalised, you’ll also need to provide:

  • A security deposit in cleared funds (which is usually equal to five or six weeks’ rent). The holding deposit you’ve already paid will usually count towards this.

  • Your first rent payment in advance and in cleared funds (this is usually one month’s rent – but it might be different depending on the frequency you’ve agreed in the contract).

  • Confirmation of a standing order with your bank for regular payments of rent.

(We can’t accept cash for any rental payments or deposits, and we can’t accept standing orders from multiple bank accounts.)

If you’d prefer to avoid paying a security deposit, you may be eligible for a deposit replacement scheme. We’ve partnered with Zero Deposit™, which lets you buy a guarantee that replaces the usual security deposit. You can find out more about Zero Deposit here.

Once all the legal and financial pieces are in place, we’ll arrange a check-in for you at the start of your tenancy.

We’ll go through the property with you to check over all of its contents and inventory, and make a note of the condition of the property.

We’ll then hand over the keys to your new home, and send over a signed copy of the landlord’s tenancy agreement (along with the inventory report) a few days after that.

If you’re providing a security deposit (rather than using the Zero Deposit Guarantee), we’ll register it with the Tenancy Deposit Scheme and hold it in an FCA and FSCS authorised client deposit account.

At the end of the tenancy, all deductions from the deposit must be agreed in writing by both you and the landlord. If both parties are unable to reach an agreement regarding deductions, the Tenancy Deposit Scheme (TDS) offers a free dispute resolution service.
