Lixing was founded by Billy Sio, an experienced property consultant who’s been advising investors in London for over a decade.

He’s brokered over £500 million of property deals, and won the Top Sales Consultant Award at JLL in 2016 and 2017. He's also a member of NAEA Propertymark and ARLA Propertymark, the UK's largest professional body for estate agents.

Billy speaks English, Mandarin and Cantonese. He was educated in China and Canada, and he’s worked in the UK for over 10 years. He has a BA in Philosophy and History of Art from University College London. He loves meeting people from all over the globe, and has built an extensive network of investors across Europe and Asia.

Robert Ryan has spent over six years living and working in cities all across China, where he's grown an expansive network of professional links with mainland Chinese clients.

He's a long-time Sinophile who holds an MA in Sinology from the University of Würzburg in Germany, including an exchange semester at Peking University.

He's fluent in English, Mandarin and German, and he's a member of ARLA and NAEA Propertymark, the UK's largest professional body for letting agents.

During his time in China, he worked as a translator for European companies bringing business into the country, as well as a number of customer service roles in Beijing, Xiamen, and Hangzhou.

Dennis Lam has over 6 years’ experience in client relations, working across a number of high-profile tech companies in Hong Kong.

As well as being Lixing’s resident tech wizard, he’s also an award-winning salesperson, with an extensive track record of guiding his happy clients towards their goals.

Dennis is fluent in Cantonese and Mandarin, and holds a Master’s in Information Technology from The Hong Kong Polytechnic University, as well as a BA in International Hospitality from Northumbria University.

With almost ten years’ experience in marketing and branding, Secrea Liu has an extensive background in connecting sellers with the right buyers.

She’s worked with hundreds of clients across more than 20 countries (including the UK and China), and she’s now using that vast experience as a Property Consultant at Lixing – helping our clients to get the highest exposure and the best prices for their properties.

Secrea is fluent in English and Mandarin, with a strong background in advertising, social media, and digital publicity. She holds a Bachelor’s degree in Design from the South China Agriculture University, and a Master’s in Media and Communication from the University of the Arts London.

Tatiana is a Senior Property Manager with more than 5 years’ experience in the London property market, drawing on a historic portfolio that includes hundreds of properties across both the private and social housing sectors in London.

She’s the critical link between our landlords and tenants, helping our clients in the UK and overseas to stay compliant and protect their investments with her dedicated stewardship over the properties they own.

Tatiana is fluent in English, Spanish, and Portuguese, with extensive experience in building and maintaining relationships with clients from nearly every continent on the globe — as well as close working relationships with the councils in every London borough.

Johanna Eisen is a highly motivated professional with significant experience in the London property industry. She has distinguished herself in roles including both sales and lettings consultant, managing complex negotiations, introducing new properties to the market, and identifying promising investment opportunities.

Before moving to London, Johanna demonstrated her versatility by managing a holiday lettings business in Ibiza, Spain, and working as an estate agent in her hometown of Tallinn, Estonia. These experiences refined her administrative and customer support skills, thereby enhancing her performance in both sales and lettings.

Beyond her professional accomplishments, Johanna is a polyglot, fluent in English, Estonian, Spanish, and Russian, which positions her well in multicultural environments. She handles high-pressure situations resiliently and maintains excellent communication, making her an agile professional. On a personal note, she has a keen interest in the arts, specifically painting. Additionally, she spends considerable time engaged with music, singing, DJing, and writing songs.

Vivien Yin brings a wealth of experience in marketing, creative branding, and communication to her role at Lixing, particularly enriching our strategies within the luxury residential property sector. Her scholastic journey through a Masters in Digital Culture and Society from King's College London and a Bachelor's degree in Chinese Language & Literature from Communication University of Zhejiang has distinctly shaped her expertise, providing a solid academic framework for her contribution to media and marketing work.

Through her evolution from a Marketing Intern to a Marketing Executive at R&F Properties UK, Vivien Yin gained insight into the marketing experience of UK developers. She has demonstrated exceptional ability in leading teams to amplify sales inquiries and elevate campaign effectiveness for various luxury residential projects. Her proficiency in budget planning, business development, and timely project delivery not only boosts Lixing’s marketing strategies but also ensures they are both resonant and impactful.

Vivien also possesses extensive experience as a Social Media Content Creator, including content creation and brand collaboration, primarily across fashion, beauty, and tourism sectors in both Chinese and UK markets. Her savvy in navigating trending Chinese social platforms and engaging top-tier influencers as a creative content consultant enhances Lixing's dynamic social media presence and effectively connects with a diverse client base.

Moreover, her role as a Social Media Editor for GQ Report at Condé Nast China showcased her capacity to spike user engagement and substantially increase follower acquisition. Vivien's hands-on experience and insights into social media strategy, content creation, and commercial collaboration perfectly align with Lixing's robust and interactive approach towards sustaining a vivid and engaging communication with our clientele and the broader audience.

Winnie Chan has over ten years' extensive experience in client relations and administration, working for a range of property brands across both the UK and Hong Kong.

She's the essential co-ordinator behind the scenes at Lixing, connecting our clients on both sides of the globe, as well as overseeing the daily operations of our London-based property consultancy.

Winnie is fluent in Cantonese and Mandarin, with a background in both translation and international sales and support – and she holds a BA in International Hospitality from the University of Brighton.

Charlotte So, Lixing's Senior Administrator with a robust background spanning over two decades in marketing, public affairs, and corporate communications, brings her expertise in the real estate domain to enhance our team's services and professional standing in the property market.

During her tenure at Vanke Overseas, a prominent player in the property market and a Fortune 500 company, she was responsible for brand development, media relations, and CRM communications for new residential projects. She orchestrated cross-functional corporate communication strategies, gaining extensive management experience, enabling her to adeptly handle executive responsibilities and foster interdepartmental communication.

As the Public Relations Manager at CBRE Hong Kong, Charlotte effectively improved both internal and external communications, leading to substantial growth in media exposure for this multinational real estate services company while also proactively managing media-related risks. Her expertise in managing interactions with the public and the media is pivotal, ensuring that every communication is clear, impactful, and in alignment with the company's communication strategy.

A graduate of the School of Communication at Hong Kong Baptist University with proficiency in English, Cantonese, and Mandarin, Charlotte ensures seamless communication between our diverse clientele and our collaborative partners. June Lau, with her extensive background in accounting and a keen specialization in the property and technology sectors, has been a valuable asset to Lixing. Her more than a decade-long experience encompasses roles that demanded a stringent focus on financial analysis, budgeting, and reporting, especially within HK Listed and multinational companies. At Global Switch Hong Kong Limited, she deftly managed vital accounting processes and executed a comprehensive system migration, ensuring impeccable financial accuracy throughout.

Armed with a BA (Hons) in Accounting from the University of Napier and an Associate Degree from City University of Hong Kong, June’s foundational knowledge in accounting is profound. Her standing as both a member and fellow of the Association of Chartered Certified Accountants (ACCA) further speaks volumes about her deep expertise and unwavering commitment to the field of accounting.

June’s expansive experience in property financial management, especially highlighted during her time at Jones Lang LaSalle Management Services Limited, perfectly suits the complexities of client accounting in estate and lettings agencies. Her fluency in English, Cantonese, and Mandarin enables her to navigate smoothly through diverse cultural and business environments, which is pivotal in the multifaceted sphere of property finance.

As a client accountant at Lixing, June has been seamlessly integrating her significant expertise to enhance our financial processes, ensuring that our clients experience the utmost in meticulous and compliant financial management in the bustling UK property marketplace.

Ryan So is an expert translator and a high-achieving graduate, with a background in administration and government housing in both London and Hong Kong.

He’s the dedicated Property Manager for our clients at Lixing, acting on behalf of our landlords to keep their tenants happy and their properties running smoothly.

Ryan is fluent in Cantonese, Mandarin, and English, with a First Class BA in Translation from Lingnan University Hong Kong that included a semester in Canada at the University of Waterloo.

In his spare time, he volunteers his translation services to charitable organisations in Hong Kong, as well as providing English tuition to children from underprivileged families.

Christina Huang has more than 10 years' experience in property development, working with clients from all over the world on projects ranging from £500k to £20 million.

Drawing from her background as an international trader between China and the UK, she works directly with investors and property developers, guiding and advising them through the buying process while helping them with the design and implementation of their development projects.

Christina has studied in both China and England, earning an MSc in Administration and Information Technology from the University of Central Lancashire – and she's also fluent in Mandarin, Cantonese, Hakka and English.

She loves building new relationships with people from every part of the world, and hopes to use her wealth of extensive property development experience to serve Lixing's international clients.
