We’ll start with extensive research of the relevant markets (combined with our own experience and projections) to create a tailored marketing plan for your property.

Based on this research, we’ll recommend the right pricing and advertising strategies to help you get the fastest sale at the best possible price.

We’ll answer any questions you have about our terms of business, and give you all the advice and guidance you need to stay compliant when you’re advertising.

We’ll help you arrange any necessary works, such as your Energy Performance Certificate or the staging of your property.

We’ll also put you in touch with mortgage advisors, surveyors, and solicitors – any service you need to make sure you’re prepared for a smooth sale.

We’ll advertise your property on the most popular internet portals with stunning photographs, online video and virtual reality tours, and a professional, RICS-compliant floor plan.

We’ll also reach out to our global network of buyers and agents to make sure your property gets the widest exposure.

(And if you haven’t already, now’s the time to get your title deeds, draft contracts, local authority searches and management pack in order!)

We’ll arrange as many viewings as possible (after a strict vetting process) to give you the best chance at getting the highest possible price for your property.

And we’ll be in constant contact with you throughout, letting you know about any feedback or offers (along with any attached conditions) as soon as they come up.

Once we’ve found a buyer and an offer that you’re happy with, we’ll go through an additional set of checks on the buyer (including financial checks) so you can feel confident that the sale will go through.

We’ll then send out the letters of acceptance (and the sales memorandum), so each party and their solicitors can start the legal process.

We’ll communicate with your solicitor (as well as your agent and mortgage advisor, if you’re also buying as part a chain) to make sure every step of the process is dealt with on time.

We’ll also arrange for any surveys your property needs, and any further viewings that your buyer asks for.

Once the buyer’s finances are in order and both solicitors have settled all the legal enquiries and agreed on a completion date, you’ll be ready to exchange the signed contracts and the deposit.

This is the part that makes the transaction legally binding. You’re almost done!

On the day of completion, the buyer will transfer the rest of the funds to your solicitor. We’ll take our commission fees out of those funds, and we’ll hand over the keys to the buyer.

And that’s it! Your property’s been sold.

Our Sole Agency period is for 8 weeks and we operate on a no sale, no commission fee basis. (1.8% including VAT)
